This is a software program used by architects to quote construction costs per square foot in various regions across the country. We enter square footage numbers and some simple descriptive information, such as type of construction, number of floors, number of room’s, foundation requirements, mechanical system and security equipment into this program. We can produce estimated cost per square foot for your project to assist in determining feasibility of completion within your loan/budget, as well as establishing a base line for comparison to your contractor’s bid.
B. Detailed Cost Estimator
Provide a full cost breakdown by line item and let us create a full parallel cost estimate. We will provide not only a parallel estimate, but will provide actual material and labor costs for the specific market and delineate a low, high and median cost for each component of the project. The cost estimator option provides the most complete basis for productive cost engineering, and negotiation with the contractor. This option is the most accurate and informative method to assist you in making a construction loan decision. Cost estimation software is produced by the premier software provider in the industry and is adjusted quarterly to reflect the most current market prices for material and labor by geographical region.
C. Feasibility Study
This option is particularly useful when assessing tenant improvements to an existing facility. We will meet with the client to determine the needs of the business and determine best use for the space being assessed. We will contact local contractors to obtain multiple estimates and provide this information to the developer along with digital photography and plans. This feasibility study provides a key element for a prospectus that can be distributed to lenders being approached for project loan participation.
CFCS will provide a detailed cost comparison report utilizing the most current and widely used construction cost estimating software. The report will be based on relative costs for the area in which construction is to take place.
Utilizing construction plans, budget and contract along with current bids, our cost estimator will review all pertinent information and documentation in an effort to produce a dollar amount that can be utilized as an unbiased comparison between the bids.
